A land survey is important for a homebuyer because it will tell you what legally is and isn’t yours. Relying on man-made demarcations like fences or natural barriers like rivers, hedges, or tree lines aren’t reliable. The current or a former owner may have built on land that isn’t a part of the legal description, giving buyers a false impression of what is for sale.
Typically, a land survey will tell you:
• If the legal description is accurate and “closes.”
• Where the property lines are located.
• If and where there are easements, public right of ways, encroachments, etc.
• If there are any undocumented or unrecorded easements or undocumented encroachments. For instance, a surveyor will note if there is a worn footpath that the public frequently uses or if a neighbor’s fence partially extends into the property.
A ALTA Survey shows improvements, easements, and other details in addition to boundary lines. It also utilizes universal standards set by the American Land Title Association (ALTA) and the National Society of Professional
Surveyors (NSPS).

Our title surveying is pretty similar to a property-boundary survey. This a survey that defines property lines on the ground and the extent of property ownership. Property corners are typically witnessed by monuments or markers. It also depicts the mathematical and physical features of a parcel of land with relation to map lines, deeds of record, and /or other pertinent reference data base upon an actual field survey.
An Elevation Certificate is an official document used by the National Flood Insurance Program (NFIP) to determine the elevation of buildings in a FEMA (Federal Emergency Management
Agency) flood zone. The Elevation Certificate must be performed by a licensed, professional land surveyor. The certificate describes the type of building on the property, elevation of the ground outside, the location of machinery, and elevation of the floors (including basements or crawlspace).
